Access
Q: How do I gain entrance to the building?  
A: Each resident has a key to the exterior door. There is an intercom in the front lobby and visitors can call residents to gain access to the building.


Alterations   
Q:  How do I obtain a Decorative Agreement or an Alteration Agreement?  
A: Contact property manager.

Q: What is the difference between an Alteration Agreement and Decorative Agreement
A: A Decorative Agreement refers to purely cosmetic changes that are being completed in an apartment. Examples are flooring, painting, plastering, or fixture installation (cabinets, closets, etc. in existing locations). An Alteration Agreement refers to more detailed renovations which can include structural changes, major bathroom or kitchen alterations. For a major renovation, detailed architectural plans may be required for review and approval by the building’s engineer.


Annual Meetings   
Q: How are Shareholders/Unit Owners notified of Annual Meetings?
A: FirstService Residential will distribute a notice of meeting prior to the Annual Meeting. The notice of meeting will include the date, location, time, and any other important information pertaining to the meeting.

Q: What is the procedure for running for a seat on the board?   
A: When the notice of meeting is distributed for your Annual Meeting, each resident should receive instructions on how to run for the Board. Typically, a letter of intent and/or biography is requested to be submitted by a specified deadline. Nominations from the floor are welcome during the Annual Meeting.

Q: When are the members of the Board elected?  
A: Board members are elected at the Annual Meeting.

Q: Who is invited to attend the Annual Meeting?  
A: All shareholders/unit owners of record are invited to attend the annual meeting.
 

 

Assessments
Q: How is my assessment calculated?  
A: An assessment is calculated on a per share basis.


Q: What is an assessment?  
A: An assessment is the result of a Board decision whereby funds are needed other than from maintenance or common charge income to cover capital projects, a shortfall in operating expenses, or any expenditure that is unforeseen during the budgeting process.

Budget
Q: Is our budget on a fiscal or calendar year?  
A: Fiscal year ending July 31.


By-Laws
Q: What are By-Laws?  
A: By-Laws are the legal documents that comprise the rules and regulations adopted by the Condominium Association or the Cooperative. By-Laws govern such matters as when meetings are to be held, voting, quorums, elections, the powers of directors/managers and offices, and also indicate rights and responsibilities of the unit owners/shareholders.


Q: How do I obtain a copy of the By-Laws?  
A: Please contact the Property Manager for a copy of your building’s By-laws. By-Laws are also included in the Offering Plan.


Cable Service
Q: Does the building have a specific cable service provider? If not, who must I contact to provide this service?   
A: Time Warner service is available in the building. Verizon FIOS is being installed.


Emergencies
Q. What is considered an emergency?
A. Fire – all situations in which fire is involved – call 911 immediately
Gas smell – call 911 immediately
Leaks – severe leaks that will cause damage to the unit and/or occupants – notify super
Elevator breakdown – if someone is stuck inside, call 911 and advise super or property manager.
No heat/hot water – notify super

 


Exterminating
Q: What is the exterminator schedule?
A: If you wish the exterminator to treat your unit, sign up on the sheet outside the super’s office.  


Financial Statements
Q: How can I obtain a copy of the Audited Financial Statement?    
A: You can request a copy of the Audited Financial Statement from the Assistant Property Manager or the Property Manager for your building. Copies of the Audited Financial Statement are distributed to all Shareholders/Unit Owners annually.


Fire Safety
Q: What is the emergency plan for evacuating the building in case of a fire?    
A: In case of a fire, exit the building using the staircase. Do not attempt to use elevators in the event of an emergency situation. Remain calm and contact the fire department as quickly as possible.


Q: How can I obtain a copy of the Fire Safety Plan and/or Fire Safety Decal?    
A: A Fire Safety Plan is distributed on a yearly basis. If you need an additional copy of the Fire Safety Plan and/or Fire Safety Decal, please contact your Property Manager.


Flip Tax
Q.  Is there a flip tax?
A. No.


House Rules
Q: What are House Rules?  
A: House rules are developed by the members of a cooperative or condominium. These rules help govern building-wide related issues ranging from maintenance/common charges, parking, storage, garbage disposal, and noise regulations. House rules may be changed by the Board of Directors.


Q: How do I obtain a copy of the House Rules?  
A: Please contact the Property Manager for a copy of the house rules.


Late Fees
Q: After what date are late fees imposed?
A: Maintenance is due on the 1st and late if received after the 15th of the month. A $25.00 late fee will be assessed.


Laundry
Q: Are washing machines and dryers permitted in the apartments  
A: No. There are two laundry rooms in the building.


Q: Who do I contact if I have trouble with the laundry equipment or laundry card?
A: The contact information is posted in each laundry room.


Q. What are the laundry room hours?
A. The laundry rooms are open between 8:00 a.m. and 10:00 p.m. daily.


Maintenance
Q: If I have a repair complaint or a maintenance request, what can I do?   
A: If you have a complaint or a maintenance request, please first contact your Superintendent/Resident Manager.


Management
 Q: What is the Management Office contact information?   
 A: The Curtis Residence Ltd. is managed by FirstService Residential. The Property Manager is Margery Dolan. Her direct line is 718-943-9343, email Margery.dolan@fsresidential.com. The Customer Care Center is available 24/7 and can be reached at 212-634-8911.


Q: What is the Management Office operating hours?    
A: The Management Offices are open Monday through Friday, 9:00 a.m. to 5:00PM. Summer hours start July 4th and run through Labor Day. The office is open on Friday from 9:00 a.m. to 2:00 p.m. during this time.

 


Move-in/Move Out
Q: What are the move-in/move-out procedures?  
A: Certificate of insurance needed, naming The Curtis Residence Ltd., The Curtis Residence Condominium and FirstService Residential as additional insured must be submitted to the property manager before the move. Moves can only take place Monday to Friday, between 9:00 a.m. and 5:00 p.m. No moves are permitted on weekends or holidays.


Q: What is the move-in/move-out fee?  
A: The fee is $400 for move-ins and move-outs. $100 of that fee is non-refundable if there is no damage. Checks for $300 and check for $100, payable to The Curtis Residence, must be sent to the Property Manager.


Offering Plan   
Q: What is an offering plan?
A: An offering plan is a document also known as a prospectus, which is issued by a sponsor during the process of converting a building to a condominium or a cooperative (or a newly intended offering for sale). It is designed to provide full disclosure of all related information and data associated with evaluating an investment in the property. It is regulated or approved by the NY State Attorney General’s Office.


Q: How do I obtain an offering plan and the amendments?    
A: Please contact the Assistant Property Manager for a copy of the offering plan. Fees will be applicable.


Pets
Q: What is the pet policy?  
A: NO DOGS ARE PERMITTED IN BUILDING. One cat is permitted, with permission from the Board of Directors.


Purchasing/Subleasing
Q: How do I obtain a purchase or lease application?  
A: If you wish to obtain a purchase, lease or sublease application, please visit our website at www.fsresidential.com. On the homepage, please click on the link titled "Online Board Applications". You will be redirected to a new page that will request the building address and will provide instructions on how to complete the application. Associate: Please advise caller that in order to find their building they MUST enter the BUILDING ADDRESS NUMBER ONLY. (i.e. Enter 123 for 123 Main Street). If they write "123" only, it shows up. Otherwise they won't be able to find the building.

 

Q: How do I rent an apartment in this building?  
A: There is a sublet policy and the applicant must complete an application on-line.


Recycling
Q. How do I dispose of recyclables?
A. Paper and cardboard, glass and metal recyclables can be placed in the bins in the rear courtyard. Recycling of electronics is mandatory. Please see the super.


Refinancing
Q: How can I obtain a refinance application and what are the Processing Fees associated with my refinance application?  
A: Co-op: You may obtain a copy of the refinance application from our website www.fsresidential.com.


Repairs
Q. How do I request repairs to my unit?
A. Contact the super, Alfredo Quimi, 646-491-1078.


Smoke Detectors/CO2 Detectors
Q: Who is responsible for maintenance of carbon monoxide and fire alarms?
A: The unit owner is responsible for the maintenance of carbon monoxide detectors and fire alarms. Batteries should be replaced annually at minimum and units tested. Units found inoperable should be replaced immediately.


Staff
Q: What are the office hours for the Superintendent/Resident Manager   
A: The superintendent works from 9:00 a.m. to 5:00 p.m. Alfredo Quimi is the building super, 646-491-1078. The porter is Edgar Guerra.


Satellite Dishes
Q: Can I install the satellite dish on the roof, or any other exterior surface of the building  
A: No.


Tax Abatements
Q: What is the Cooperative/Condominium Tax Abatement?  
A: Owners of cooperative units and condominiums who meet the requirements for the Co-op/Condo Property Tax Abatement can have their property taxes reduced. The amount of the abatement is based on the average assessed value of the residential units in the building.


Q: What other tax benefits or abatements (such as Star, Veterans, etc.) are available besides the Cooperative/ Condominium annual abatements?
A: To see if you qualify for any other tax benefits or abatements you can go to: http://www.nyc.gov/finance or call 311 for assistance.


Tax Deductions
Q: How do I obtain a copy of the annual tax deduction letter?
A: The tax deduction letter is mailed to all shareholders. Contact the Property Manager for a copy.


Trash
Q. How do I dispose of trash?
A. All trash should be placed in the compactor chute located on each floor. It should be tied in a plastic bag.

 


Window Guards
Q: I just received a notice pertaining to window guards, fire safety guide and/or lead base paint from you. What is this for?  
A: This annual safety notice packet is being sent to you because it is an annual requirement for residential properties in New York City as well as the surrounding boroughs. It contains a copy of your buildings Fire Safety Plan as which should be kept for your records. There is a card that specifically relates to window guards and lead based paint, and will ask if you have a child or children under certain ages residing in your apartment. We ask you to complete and return to us. If completed properly, it is a one- time requirement each year.
